How much does an airbnb property management service cost?
The fee for managing an Airbnb property generally ranges from 14% to 20%, depending on the company. At Moa and Kin, we charge a consistent monthly commission starting at 15% plus VAT, based on property type, alongside an initial $400 onboarding fee. This fee encompasses services such as professional photography, listing content creation, key safe installation, and property setup in our channel manager.
Can Moa & Kin manage multiple properties for me?
Absolutely. We at Moa & Kin have extensive experience in managing a variety of short-stay properties for numerous clients.
What channels will my property be listed on?
Utilising a top-tier channel manager, Moa & Kin ensures your property is listed on several platforms, including Airbnb, Booking.com, and VRBO. We are also expanding our own direct booking website, catering especially to longer stays from two weeks to several months.
Must my property in Wanaka be available to guests all year round?
Not at all. We require that your property be available for a minimum of 9 months within a 12-month period. For the remaining 3 months, you are free to use your property as you see fit, as we will block those dates in the calendar.
How will my property be insured?
Airbnb provides a Host Guarantee programme, which covers damages up to £600,000. Moa & Kin will assist you with any claims, but Airbnb makes the final decision with regards to compensation. We also offer an optional insurance add on with Guardhog which can protect the property for bookings made through all other platforms.
How do guests check in?
Moa & Kin streamline the check-in process with automated systems, including ‘keysafes’, enhancing both convenience and listing performance. Key safes are secure metal safes with combination locks. Pre-arrival communication with guests allows for flexible arrival times, ideal for international travellers and business visitors.
How will I know my Airbnb is performing?
You will have access to a personalised dashboard through Moa & Kin, where you can monitor various performance metrics such as revenue, guest numbers, occupancy rates, and more on a daily basis.
When and how will I receive my income?
Airbnb make payments directly to your bank account the moment guests arrive at your property. Other platforms differ in their payout methods and normally come direct to Moa & Kin and then transferred to your bank account at the end of each month.
How do Moa & Kin collect their fee?
We issue a monthly invoice for the commission and any associated cleaning fees from bookings. Payment is expected via bank transfer within 7 days of invoice receipt.
Can I cancel my arrangement with Moa & Kin?
You are free to cancel your agreement with us at any time, with just a 30-day written notice required.
How long does it take to get set up?
The process can start as soon as you’re ready. We aim to complete the onboarding process and have your Airbnb listings live within 7 days of your confirmation.
